Help finding a good horse for me?

im looking for a horse (preferably a gelding) that is for an off-farm/site lease. which the owner pays for emergencies that arent the leasees fault but the leasee pays for grain, hay, shelter, farrier, etc. im looking for one that is good for a beginner and pretty much any age around 9 or up to the 20′s. rides english. also near york pa, or maryland. thanks!
